The growth of the offer price of new apartments in Prague has slowed down. In September and October 2022, the average price per square metre rose by 0.5% to CZK 156,600. The price rose the most in Prague 8, by 2.7% to CZK 150,400 per sqm. On the other hand, the most significant decrease was recorded in Prague 7, where the price per square metre of a new apartment decreased by 5.1% to CZK 193,700. With a price of CZK 322,300 per sqm, Prague 1 remains the most expensive city district, while the cheapest new apartments are available in Prague 9, at an average price of CZK 136,200 per sqm.

Prices of apartments in the Czech Republic continued to rise in the second quarter of 2022. In the measured period, the average price per square metre increased by 2.9% to CZK 93,100. Only Hradec Králové recorded a price decline of 10% to CZK 68,500 per sqm. On the other hand, the prices of apartments in Ústí nad Labem increased the most (by 10% to CZK 40,200 per sqm), even though it is the regional city with the cheapest apartments in the Czech Republic. The city where buyers paid the most for a new apartment was Prague, where the price rose by 3.8% to CZK 122,900 per sqm.

The summer months brought a further acceleration in the growth of the offer price of new Prague apartments. In July and August 2022, the average price per square metre rose by 1.9% to CZK 155,800. In most districts, the average price changed only by tenths of a percent. However, a rapid growth was recorded in Prague 1, by 66% to CZK 322,300 per sqm, making it the most expensive part of the city. Compared to the previous period, buyers also paid significantly more in Prague 6, where the price per square metre rose by 13% to CZK 179,400. On the other hand, apartments in Prague 9 remained the cheapest with an average offer price of CZK 137,200 per sqm.

In March and April 2022, price growth of new apartments in Prague slowed down. Compared to the previous period, buyers paid 1.4% more, the average price of a square metre was CZK 151,200. The highest price growth was recorded in Prague 3, by 7.4% to CZK 173,800 per square metre. Prices fell in 5 out of 10 districts of Prague, the most in Prague 7 (by 5.5%). Despite this, Prague 7 is the most expensive district with CZK 204,500 per square metre. On the other hand, new flats are the cheapest in Prague 10, with an average price of CZK 137,500 per square metre.

The trend of rising prices of Czech flats continued in the first quarter of 2022. Buyers in Prague and regional cities paid 3.1% more, the price per square metre rose to CZK 90,500 on average. The most expensive flats remained in Prague (CZK 118,500 per sqm), while the most affordable ones were in Ústí nad Labem (CZK 36,500 per sqm). Ústí nad Labem is also the only regional city where flat prices fell by 2.1%. All other cities recorded price increase, the largest in Brno (by 11.2%) and Hradec Králové (by 18.9%).

The average price of apartments in Prague and regional cities continued to rise at the end of 2021. In November and December, it increased by 4%, so buyers paid CZK 87,700 per square metre on average. The highest price increase – by 12.3% – was recorded in Zlín, where one square metre cost CZK 63,600. An increase of more than 10% was also observed in Ústí nad Labem (+11.4%) and Jihlava (+10.2%). On the contrary, prices decreased in Hradec Králové (-8%), Liberec (-5.7%), and slightly in Brno (-1.9%). The most expensive apartments were in Prague (CZK 113,500 per sqm) and in the Central Bohemian Region (CZK 77,100 per sqm). The lowest average price per square metre was observed in Ústí nad Labem (CZK 37,300), Karlovy Vary (CZK 41,400), and Ostrava (CZK 44,400).

The offer price of apartments in Prague rose by 5% during the first months of the year, i.e. the price of a square metre was CZK 149,100 on average. The biggest leap was recorded in Prague 7 with a growth of 61%. In this district, which became the most expensive one in Prague, the buyers paid CZK 216,300 per square metre. It overtook Prague 1 where the prices decreased in January and February by 7.92% to CZK 200,200 per square metre. The third most expensive district was Prague 2 with an average price of CZK 193,900 per square metre. The cheapest apartments could be found in Prague 10 (CZK 135,900 per square metre), Prague 8 (CZK 138,900 per square metre) and Prague 4 (CZK 141,400 per square metre).

The offer price of new apartments in Prague continued to rise – by 2.2% in the last months of 2021. Buyers paid CZK 142,000 per square metre on average. There were 2,470 new apartments on offer in Prague in November and December, with an average area of 65.6 square metres. The highest price increase was observed in Prague 2 (by 4.9% to CZK 195,700 per square metre). There was no price decrease recorded in any of the districts. Prague 1 remains the most expensive district, where a new apartment reaches an average price of CZK 217,400 per square meter.

In the third quarter, prices of apartments in Prague and regional cities rose again, this time by 5.2%. The price per sq. metre averaged CZK 84,300. Particularly fast price growth was recorded in Liberec (+29.6%, CZK 63,200 per sq. metre) and Ústí nad Labem (+20.9%, CZK 33,500 per sq. metre). Despite this, Ústí nad Labem remains the regional city with the cheapest apartments in the Czech Republic. Prague is at the other end of the scale, having the most expensive apartments in the long term – buyers pay an average of CZK 109,800 per sq. metre. In total, 6,570 apartments were sold in the Czech Republic in the third quarter of 2021 for approximately CZK 32.8 billion.

As well as in the first quarter of 2021, the sale prices of apartments grew in most regional cities in the Czech Republic in the second quarter of the year. Prices increased by approximately 3.0% to CZK 80,100 per sq. metre, the only exceptions being Jihlava (a decrease of 0.5% to CZK 46,000 per sq. metre) and České Budějovice (a decrease of 2.3% to CZK 54,400 per sq. metre). On the contrary, the highest rise was recorded in Zlín – by 23.1% to approximately CZK 57.700 per sq. metre. The most expensive apartments in the Czech residential market remain those in Prague with a price of CZK 105,700 per sq. metre. On the other hand, the cheapest apartments are in Ústí nad Labem for approximately CZK 27,700 per sq. metre.

In May and June, prices remained highest in Prague 1, where it was possible to buy a square metre for CZK 194,300. Compared to the previous period, however, this was an increase of only 0.68%, which is the slowest increase in the average price of new apartments in the capital. By contrast, the fastest price growth was recorded in Prague 3, with an average increase of 13.9% to CZK 147,400 per square metre. No price decline was recorded in any part of the city during this period.

In the first quarter of 2021, the price of apartments in Prague and regional capitals grew by 5.3% on average to CZK 77,800 per sq. metre. The most significant price increase was recorded in České Budějovice, with an increase of 17.8% to CZK 55,700 per sq. metre. A major increase was also seen in Jihlava (of 11% to CZK 46,300 per sq. metre, and in Zlín (of 10.2% to CZK 46,900 per sq. metre). A mild decrease was recorded only in two regional capitals; prices fell by 0.4% in Pilsen (to CZK 52,000 per sq. metre) and in Pardubice (to CZK 49,800 per sq. metre). The most expensive apartments remain those in Prague with an average price of CZK 100,000 per sq. metre. In total, 7,164 apartments were sold in the Czech Republic in this period in the aggregate amount of CZK 34.3 billion.

The trend of increasing prices of Prague apartments continued in March and April. The average price per square metre increased by 1.6% to CZK 125,400. The most significant growth was recorded in Prague 7, where the price increased by 13.6% to CZK 133,500 per square metre. Compared to 2014, the price level of the offer in Prague rose by 84%. The most significant growth of 8.7% was recorded in Prague 2 (CZK 165,100 per sq. metre). On the contrary, a very mild decrease was recorded in Prague 10 (-0.6%), Prague 5 (-0.3%) and Prague 1 (-0.42%). The most expensive apartments remain in Prague 1 (CZK 205,800 per sq. metre), while the cheapest ones are offered in Prague 9 (CZK 105,700 per sq. metre). In the last two months of 2020, a total of 1,419 apartments were sold on Prague’s development market.

The third quarter of 2020 was marked by a mild demand recovery on the residential real estate market. The average selling price of Czech apartments grew and their value increased by 4.9% to CZK 70,300 per square metre compared to the previous period. This is a relatively significant increase by 15.8% in the year-on-year comparison. The fastest price growth was recorded in Pardubice (increasing by 8.3% to CZK 47,900 per square metre) and Ústí nad Labem (increasing by 7.6% to CZK 22,800 per square metre). Conversely, a price drop was recorded in Plzeň (by 5.8% to CZK 48,300 per square meter) and Karlovy Vary (by 1.8% to CZK 27,600 per square metre). In total, 6,284 apartments in the total value of CZK 27.8 billion were sold in Prague and the Czech regional capitals in the third quarter of 2020.

The most expensive apartments can still be found in Prague 1 (CZK 206,400 per square meter), the second most expensive district was Prague 2 (CZK 150,600 per square meter) and the third was Prague 6 (CZK 127,000 per square meter). On the other hand, the cheapest apartments remained in Prague 9 (CZK 103,500 per square meter). The largest percentage increase, compared to the previous two months, was recorded in Prague 2 where the price of apartments rose by 4.9%. The only places to have a slight decrease in prices were Prague 5 (-0.9%) and Prague 7 (-0.2%).

In the second quarter of 2020, average sales prices of apartments in the Czech Republic continued to rise. Compared to the previous quarter, their value increased by 2.4% on average to CZK 67,000 per square metre. May and June of this year were months that were supposted to decide or at least suggest how the residential market will develop further. The hardest hit part of the market was demand, which fell sharply in March and April and the recovery was gradual but short. The price growth was recorded mainly in Plzeňský region (+14.7%), Liberecký region (+10.8%) and Olomoucký region (+9.1%). Prices on the other hand dropped in Karlovy Vary region (-2.7%) and České Budějovice region (-2.6%).

For the first time in 2020, the Prague market with new apartments saw a very modest price decrease of 0.1% to the average cost of CZK 115,600 per sq. metre. This was due to an above-average number of projects located farther from the city centre entering the market in May and June, which caused stagnation of the average price offer in the whole of Prague. The most expensive apartments remain in Prague 1 (CZK 201,200 per sq. metre), while the cheapest ones are offered in Prague 9 (CZK 103,200 per sq. metre). The average price dropped most significantly in Prague 3 (a decrease of 11.2% to CZK 116,800 per sq. metre). Contrarily, the strongest growth (of 5.3% to CZK 143,600 per sq. metre) was recorded in Prague 2.

The first quarter of 2020 experienced a moderate slowdown in the price growth of Czech apartments, with the price increasing by 3.2% on average to CZK 65,400 per square metre. In the last quarter of 2019, sales prices of apartments in the Czech Republic grew by 4.3% to CZK 63,400 per sq.m. on average, while a total of 7,130 apartments were sold for more than CZK 28 billion. Whereas the greatest increase in the prices of apartments was recorded in Liberec, where they grew by 18.6% to CZK 43,300 per sq.m. on average, the largest decrease was registered in Plzeň, with the prices having fallen by 10% to CZK 40,100 per sq.m. on average. The rise in average selling prices for flats in the Czech Republic stops in third quarter of 2019. An average price per m2 of CZK 60,700 was the same as previous guarter. Growth of average prices was recorded in 11 regions and decrease of average prices was recorded in 3 regions. Growth was recorded primarily in the Zlínský region (+17.0%) and Karlovy Vary region (+9.0%). Prices on the other hand dropped in the Pardubický (-4.7%), Jihomoravský (-3.7%) and Jihočeský (-2.5%) regions. All together over 6,287 flats were sold in the Czech Republic for CZK 23.0 billion.

The rise in average selling prices for flats in the Czech Republic continued in the second quarter of 2019. Their value went up by 4.8% compared to the previous quarter with an average price per m2 of CZK 60,700. Growth was recorded primarily in the Karlovy Vary region (+6.7%), Ustí region (+6,3%), and Zlínský region (+3.6%). Average flat prices increased the most in Prague (+8.4%), reaching an average value of CZK 84,200 per m2. Prices on the other hand dropped in the Kralovohradecký (-2.1%), Jihočeský (-4.2%) and Liberecký (-9.0 %) regions. All together over 6,464 flats were sold in the Czech Republic for CZK 24.6 billion.

The real estate market has seen a price drop for the first time in 2019. The number of available apartments on the Prague market decreased to 5,442, which was caused, inter alia, by good sales figures, a small number of new apartments as well as the withdrawal of two development projects from the market. The average price of available apartments offered in the development projects on the Prague market was CZK 110,000/sq. metre, which is a year-on-year increase of more than 7%. With an average offer price of CZK 193,000/ sq. metre, Prague 1 remains the most expensive Prague district. Contrarily, the cheapest apartments may be purchased in Prague 9, for CZK 97,200/sq. metre on average.

In May and June, the average price of a Prague apartment increased slightly compared to the previous two months, specifically by 0.6% to CZK 107,100 per square meter. The total number of available apartments on the Prague market increased in May and June 2019 and at the beginning of July 2019 it amounted to 5,858. The most significant price growth was recorded by Prague 10 (+7.3%). On the other hand, prices decreased e.g. in Prague 8 (-10.4%) and Prague 4 (-1.7%). Prague 1 remains the most expensive Prague district with the average offer price of CZK 193,300 per square meter. The cheapest apartments were for sale at the end of June in Prague 9, where an apartment could be purchased for CZK 95,400 per square meter.

Most significant growth was recorded by Prague 4, where apartment prices grew on average by 8%, and Prague 3 (+5.2%). On the other hand, a decrease, albeit very slight, occurred in Prague 6 (-0.4%) and Prague 1 (-0.08%), which nevertheless remains the most expensive Prague district with the price of CZK 189,600 per m2. The cheapest district is Prague 10 (CZK 92,600 per m2). In the monitored period, 13 new development projects and 371 new apartments were put on the market.

This time, apartments that formed part of renovation projects accounted for a slightly above-average 35.8% of apartments and their average surface area price parameter was CZK 134,013 per m2. However, it seems that, in 2019, renovations may account for a market share in excess of 30% of the number of new apartments.

On a year-on-year basis, the total offer of free new apartments in Prague increased by more than 35%. Altogether, at the end of 2018, 4,775 apartments in new constructions were offered at an average price of CZK 98,500 per square meter and 1,339 apartments in refurbished apartment buildings at an average offer price of CZK 133,000 per square meter. Prague 1 remains the most expensive city borough with the average offer price of CZK 189,800 per square meter (-3.44%). It is still too soon to judge its overall impact on the market situation, yet it is already possible to characterise certain changes and, at the same time, identify steady trends. In terms of the supply of new apartments, November and December were slightly above average, with the supply amounting to 105% of prior years’ average during the two months. 703 new apartments were put on the market for direct sale with an average surface area price parameter of CZK 109,945 per m2. The selling prices of apartments grew by 2.8% on the previous quarter in the Czech Republic. In early October 2018, the average selling price of an apartment was CZK 56,800 per m2, having increased by more than 10% year-on-year. In total, more than 6,500 apartments worth CZK 22.8 billion were sold. The majority of sales (2,600) was recorded in respect of new development projects. With an average transaction price of CZK 76,500 per m2, Prague remains to be the most expensive city in the Czech Republic. Of the capital’s individual boroughs, the highest selling prices were recorded in Prague 1 (CZK 150,300 per m2), while the lowest price per m2 could be found in Prague 10 (CZK 69,600 per m2).

The total number of available apartments in the Prague market increased almost by 6%, representing 5,587 apartments in early November 2018. The average proposed price for Prague’s available apartments in development projects amounted to CZK 104,100 per square metre in the autumn. This represented an almost 12% increase year-on-year and, when compared to 2014, the price level of the apartments on offer in Prague already increased by more than 59%. Prague 1 remains the most expensive city borough, with the highest average proposed price of CZK 196,500 per square meter. In late October, the cheapest apartments could be bought in Prague 4 (with the average proposed price of CZK 89,100 per square meter).

In terms of the supply of new apartments, September and October were substantially poorer than in previous years, with the supply only accounting for 63% of prior years’ average during the two months. 965 new apartments were put on the market for direct sale with an average surface area price parameter of CZK 102,196 per m2. This time, apartments that formed part of reconstruction projects only accounted for 13.5% of apartments and their average surface area price parameter was CZK 133,233 per m2. A significant factor in this period was the increase in the number of apartments in projects introduced on the market in the previous months of this year. Development companies increased their offerings to include 230 additional apartments. Thanks to this, the total supply of apartments amounted to 5,015 new apartments this year and, after two years, exceeded the threshold of 5,000 apartments per year.

In terms of the supply of new apartments, July and August once again saw a lack of available housing in Prague. Only 387 new apartments were put on the market for direct sale with an average surface area price of CZK 106,467 per m2. Almost half of the new apartments (47.8%) formed part of reconstruction projects, with an average surface area price of CZK 130,971 per m2. As opposed to the prior period of May and June, during which the new offerings substantially boosted sales, the new supply of apartments did not have such an effect in this period and was one of the principal reasons for the substantial decrease in sales during the summer holidays.

From the perspective of their contribution to Prague’s housing market, the third and fourth months of 2018 were completely different in nature. March continued to show an increased supply of new apartments, with the first quarter ending off with the best performance in the past five years: 1,799 new apartments. However, this positive trend was discontinued in April and, with 270 apartments placed on the market, it had been the worst April in five years. Overall, during the first four months of the year, 2,069 new apartments were added to the market, which has been the greatest number since 2015, yet the increase has significantly diminished.

Nárůst činil 328 volných bytů a to je zvýšení o více jak 8%.

With 1,001 new apartments placed on the market, the number of available apartments on the market saw a considerable increase after quite some time. Taking into account the previous development of the market, the assessed period brought nothing very surprising. The sales and offer of available apartments grew slightly, as did the average price and surface cost of apartments. It seems that in the current situation we are slowly approaching previously unexpected turning points or records. The average price of an available apartment as of 1 May 2017 exceeded CZK 7,000,000 and the price of m2 of area exceeded CZK 90,000 per m2. The offer of available apartments on the development market did not diminish in the monitored period, but from the perspective of economic parameters it is starting to resemble a very thick broth. It could be compared to the Dead Sea – the decrease in the number of apartments makes the price indicators “thicker”.

The development market entered 2017 with unknown experience: significant excess of demand over supply along with the inability of development companies to balance this increasing gap. The existing situation started suddenly in October 2015 with a sharp decrease in new apartments supplied to the market. This meant, in average figures, that whilst 604 apartments per month were placed on the market in the first 10 months of 2015, the average monthly supply from October 2015 to December 2016 was only 439 apartments. The balance between supply and demand was last seen on the market at the beginning of 2016 with annual sales and new supplies accounting for 6,500 units. Throughout 2016, the gap between supply and demand gradually increased, with demand of approximately 7,400 units and an annual supply of approximately 5,750 units at year-end. The annual deficit between supply and demand thus reached 1,650 apartments.

Průměrná nabídková cena nových volných bytů v listopadu a prosinci loňského roku vzrostla o 5,4 % na 85 320 Kč/m2, což představuje meziroční nárůst o 19,4 %. Nejvíce ceny rostly na Praze 6 (+ 14,9 %) a 3 (+ 13,6 %), naopak klesaly pou-ze na Praze 2 (-3,9) a 7 (-1,4 %). NABÍDKA A NABÍDKOVÉ CENY - Developerský trh vstupoval do období listopad -prosinec 2016 s dlouhodobě se snižující nabídkou volných bytů. Tempo poklesu se sice v červenci a srpnu téměř zastavilo a v září a říjnu se počet volných bytů dokonce zvýšil o 7 bytů. V minulé analýze jsme napsali, že zda se jedná o obrat v trendu, ukáží právě až další měsíce. Poslední dva měsíce v roce ukázaly, že o trendu v poklesu nabídky nelze hovořit. Stále vysoké prodeje a malý počet nových bytů jsou příčinou největšího poklesu volných bytů v roce 2016. Zásoba volných jednotek v bytových projektech poklesla o 500 jednotek tj. pokles o více jak 10 % za dva měsíce (ze 4 847 jednotek na 4 347 jednotek). Jejich roční deficit je 1 932 jednotek tj. 30,8 % nabídky k 1. 1. 2016. Je třeba mít na paměti, že tento radikální dlouhodobý pokles nastal již v 10/2015 a roční deficity v absolutní hodnotě klesají, ale zvyšuje se jejich procentuální podíl.

According to Deloitte’s Develop Index, the average offer price for new apartments grew by 25% since the beginning of 2015. “Fewer and fewer new apartments enter Prague’s market each month than what the current demand is. This is one of the basic factors which push offer prices up. The development market entered the September-October period with what has already been a long-term decrease in the supply of available apartments. Although the pace of the decline almost came to a halt in July and August, only the following months will show whether this constitutes a change in the trend. September and October saw, indeed, a very slight increase in the number of available apartments - from a 0.2% drop in July-August 2016 to a minor increase of 0.1% - i.e. an increase in the supply of available departments of mere 7 units. The annual deficit of apartments on the market decreased from 2,134 available apartments to 1,980 available apartments, i.e. a 29% decline in supply as compared to the same period in 2015. Compared to the previous two months, demand recorded a marked increase from 878 sold apartments to 1,532 apartments, i.e. of 74.5%. Compared to the same period in 2015, it recorded an increase of under 18%.

In late August, the number of vacant apartments for sale in Prague was 4,715, which is 2,134 less than last year. Prague development market in July and August 2016

The development market entered the holiday months under assessment with what has already been a long-term decrease in the supply of available apartments and steadily high demand. In July and August 2016, this drop in the supply slowed down or came to a halt - from the drop of 8.7 % in May and July 2016 to 0.2 % - i.e. the decrease in the supply of available departments of 12 units. However, the annual deficit of apartments in the market increased from 2,102 available apartments to 2,134 available apartments, i.e., almost a 31 % decline in the supply as compared to the same period in 2015 was observed.

In the second quarter of 2016, the selling prices of apartments in Prague and the regional capitals grew by 6.1% to CZK 45,000 per m2. Apartment prices recorded growth in 10 regional capitals out of the total of 14 regions. Apartments were, again, most expensive in Prague (CZK 60,300 per m2) and cheapest in Ústí nad Labem (CZK 11,400 per m2). In total, more than 6,400 apartments worth CZK 19.6 billion in aggregate were sold in Prague and the regional capitals in Q2/2016.

In May and June, the average offer price of new flats in Prague amounted to CZK 75,600 per m2, which represents a 2.8% increase compared to the previous two months. At the end of June, there were 4,713 vacant units for sale in the capital (which is a decrease of 2,108 units compared to the previous year). In total, Prague citizens bought new flats amounting to almost CZK 6.5 billion. The highest prices of flats were in Prague 2 (CZK 139, 200 per m2), the cheapest flats were in Prague 9 (CZK 59,100 per m2). Proposed prices for property in the capital are rising, there are fewer new projects in the residential market and their proposed prices are higher.

The development market entered the months under review with what had already been a long-term decrease in the supply of available apartments and steadily high demand. The market developments in May and June 2016 further exacerbated the decrease in supply - from 3.6% in March and April 2016 to 8.7%. The annual deficit of apartments on the market had become quite perceptible: 2,102 available apartments, which represents almost a 38% decline in supply compared to the same period in 2015. Compared to the two previous months, demand increased to 105% and compared to the same period in 2015, it was at approximately 116%. The number of projects placed on the market during the two months by development companies comprised 1,002 apartments (only 730 apartments - ie 73% - have been placed on the market so far), which is 38% less than in 2015 as well as in 2014.

During the first quarter of 2016, the selling prices of apartments in Prague and the regional capitals rose by 1.4% to CZK 42,400 per m2. The highest prices were traditionally recorded in Prague (CZK 57,700 per m2), while the lowest were in the Ústí nad Labem region (CZK 10,400 per m2). The number of sold apartments in development projects as well as brick and prefabricated buildings totalled 5,400 units worth CZK 15.4 billion.

The average offer price of a new flat in Prague grew by 1.6% to CZK 73,500 per square meter in March and April. Developers’ offering included a total of 25 new residential projects (both apartment buildings and family houses) with the total volume of 1,241 flats. These are the results of the latest Deloitte Develop Index, which analyses the offering of the Prague development market every two months and monitors the offer price development of flats sold. The figures are based on the data from Cenovamapa.org.

Developerský trh v Praze za březen a duben 2016

NABÍDKA A NABÍDKOVÉ CENY - Developerský trh vstupoval do hodnocených měsíců s výrazným poklesem nabídky volných bytů a se zvýšenou poptávkou. Měsíce březen a duben roku 2016 sice pokles nabídky zpomalily z 12 % na necelé 4 % v dvouměsíčním kroku, ale roční deficit bytů na trhu je již velmi citelný - 1 444 volných bytů tj. úbytek téměř 22 % nabídky oproti období roku 2015. Poptávka proti předešlým dvěma měsícům také poklesla cca na 87 % předešlého období a proti stejnému období roku 2015 je pak na cca 86 %. Developerské společnosti daly na trh za dva měsíce projekty s 1 213 byty (na trh bylo dáno jen 1 099 bytů - tj. 90 %) a to je o 30 % méně než v roce 2015 a cca o 14 % méně než v roce 2014.

Data a statistiky o prodejích bytů by neměly být nástrojem pro konkurenční boj a neměly by je vydávat přímo sami developeři. Aktuální spor předních developerů jasně potvrzuje, že pokud data vytváří a prezentují sami účastníci trhu, tak mohou být takováto data i předmětem nebo nástrojem konkurenčního boje. Stačí, aby si kdokoli z účastníků nastavil podle svých potřeb metodiku vykazování a může tak významně ovlivňovat veřejné mínění, tedy mínění klientů svých i svých konkurentů.

Deloitte real index Q4 2015

Deloitte real index přináší data o skutečných cenách bytů v Praze a krajských městech. Data sbírá pouze z uskutečněných prodejů bytů, které byly v roce 2015 zapsány v katastru nemovitostí v podobě kupních smluv. Výsledky srovnává s předchozím čtvrtletím, porovnává i ceny v segmentech nový development, panelové a cihlové domy.

The Deloitte Develop index monitors the qualitative and quantitative indicators of supply and demand on Prague’s development market. Its task is to describe, on a bi-monthly basis, the current state of the residential market and its development. The set of indicators is based solely on declaratory information obtained from the websites of individual development companies and pricelists of development projects. The basis of the index is formed by the numbers and proposed prices of vacant units under development projects towards the end of the monitored period.

Developerský trh v Praze za leden a únor 2016

NABÍDKA A NABÍDKOVÉ CENY - Developerský trh vstupoval do roku 2016 s výrazným poklesem nabídky volných bytů i s poklesem poptávky v měsících 11-12 roku 2015. První dva měsíce roku 2016 ukázaly, že za dlouhodobější trend lze označit jen pokles nabídky volných bytů, naopak poptávka se opět zvýšila a to dokonce nad průměrné hodnoty roku 2015. Propad nabídky byl ve sledovaném období značný. Na trh daly developerské společnosti za dva měsíce jen 484 bytů, což je množství, které bylo vyprodáno cca za 22 dnů. Pravdou je, že slabá nová nabídka v prvních dvou měsících roku je již „tradicí“(rok 2014 - 437 bytů, rok 2015 - 362 bytů). Za propadem množství volných bytů tedy stojí velmi silná poptávka v tomto období.

Rezidenční developerský trh roku 2015 v Praze

V roce 2015 byla aktivita na pražském rezidenčním developerském trhu vysoká. Prodej bytů rostl a téměř po celý rok se developerským společnostem dařilo s vysokou poptávkou držet krok. Hlavním akcelerátorem vývoje trhu byly zejména přetrvávající nízké úrokové sazby hypotečních úvěrů a celkový optimistický výhled vývoje ekonomiky. Developeři v roce 2015 zahájili prodej celkem 123 nových rezidenčních projektů v Praze, což je sice o 25 projektů více oproti roku 2014, ale v celkovém součtu se jedná o 500 jednotek na prodej méně než minulý rok. Celkem na trh vstoupilo 6 370 nových jednotek. Průměrná velikost developerského projektu meziročně klesla ze 70 na 52 jednotek v rámci projektu.

NABÍDKA A NABÍDKOVÉ CENY - Aktivita developerského trhu v období 11-12/2015 výrazně poklesla. Způsobený pokles trhu jde k tíži developerským společnostem, protože propad nových bytů na trhu je za sledované období citelný, pouhých 358 nových bytových jednotek tj. množství, které je vyprodáno za 14 dnů až 21 dnů. Klesl i prodej jednotek v bytových projektech o 25 % proti předešlému období na 976 kusů. Tržní hodnota prodaných jednotek byla podle ceníkových dat developerů cca 4,802 mld. Kč. Pokud zohledníme jednotky bez uvedené ceny, pak prodej dosáhl cca 4,995 mld. Kč. - pokles o 16 %.

Developerský trh v Praze za září a říjen 2015

NABÍDKA A NABÍDKOVÉ CENY - Aktivita developerského trhu byla za období 09-10/2015 opět velmi výrazná, a to zejména na straně klientů tj. prodejů. Ve sledovaném období vzrostl prodej jednotek v bytových projektech o 11,7 % na 1 303 kusů. Tržní hodnota prodaných jednotek byla podle ceníkových dat developerů cca 5,735 mld. Kč a pokud zohledníme jednotky bez uvedené ceny (cca 1,7 %), pak prodej dosáhl cca 5,838 mld. Kč a vzrostl o 10,8 %. Aktivita developerů byla také vysoká a na trh bylo dáno 1 198 nových jednotek v hodnotě cca 6,2 mld. Kč, ale přesto počet volných jednotek na trhu po 6 měsících poprvé absolutně klesl, a to o 147 kusů. Ve stejném období roku 2014 bylo na trh uvedeno 20 projektů oproti současným 18 projektům. Hlavní rozdíl oproti roku 2014 je však v počtu jednotek, které na trh vstoupily. Před rokem byl zahájen prodej velmi silných projektů s celkovým počtem téměř 2 000 kusů. Na počátku listopadu roku 2014 trh nabízel zhruba o 200 jednotek více.

Ceny bytů měříme stejným metrem - MetroIndex

Byty u stanic metra v centru Prahy stojí v průměru i trojnásobek toho, co byty v okolí konečných - Bydlení blízko metra s dobrou dostupností centra je mantrou, kterou realitní kanceláře a developeři dokola opakují, když chtějí prodávat v hlavním městě byty. I tato prestižní kategorie má své vítěze a poražené. Ceny lokalit „na metru“ se liší i o stovky procent. Portál CenovaMapa.org, který sbírá a analyzuje transakční data z kupních smluv, vytvořil zajímavou mapu. Místo aby rozděloval Prahu na městské části nebo na obvody, bral v potaz pěší (půlkilometrovou) vzdálenost od zastávky metra. Vznikla tím mapka podobná té, kterou Pražané vídají nad dveřmi ve vagonech metra. Místo zajímavostí v okolí stanic jsou do ní zaneseny průměrné ceny za metr čtvereční v bytech v okolí prodaných za poslední rok a půl. Současně s mapkou vzniká i nový index, který bude tato data vyhodnocovat – MetroIndex a portál CenovaMapa.org jej bude nově sledovat a publikovat. Developerský trh v Praze za červenec a srpen 2015

NABÍDKA A NABÍDKOVÉ CENY - Aktivita developerského trhu byla v prázdninových měsících velmi výrazná, a to jak na straně developerských firem, tak na straně zákazníků. Oproti stejnému období roku 2014 (100 %) bylo na trh uvedeno více projektů (163 %). Nové projekty vstupující na trh nabídly i celkově větší počet jednotek (160 %) období roku 2014. Prodej jednotek pak zůstal vysoký a díky předprodejům projektů uvedených na trh v „předoficiální“ fázi překonal i období 05-06/2015. Lze předpokládat, že se tento trend ještě udrží, i když vliv předvyprodanosti může v měsících 09-12/2015 způsobit mírný pokles evidované poptávky.

Počty dokončených realitních obchodů - 2Q 2015

TRANSAKCE - Vývoj počtu dokončených realitních obchodů, které proběhly zápisem do katastru nemovitostí za druhý kvartál roku 2015. V Hlavním městě Praze bylo za druhý kvartál roku 2015 zaznamenáno 5 496 kupních transakcí. Z toho se 1 310 transakcí týkalo privatizací a převodů družstevních bytů do osobního vlastnictví. Nejvíce prodejů v novém developmentu bylo oproti předchozímu období, kdy prodejům dominovala Praha 10, zaznamenáno v rámci Prahy 5. Celkově se za druhé čtvrtletí roku 2015 do Cenové mapy prodejních cen dostalo 9 571 nových prodejních cen.

TRANSAKCE - Cenová mapa prodejních cen sleduje nejen vlastní vývoj cen rezidenčních nemovitostí, ale i řadu dalších dat, která umožňují velmi detailní pohled na realitní trh. Vývoj a trendy trhu jsou zřejmé i z ukazatele počtu dokončených realitních obchodů, které proběhly zápisem do katastru nemovitostí.

Porovnání cen v Hlavním městě Praze

Porovnání cen bytů v developerských projektech v Praze za rok 2014: • Průměrná transakční cena bytů v developerských projektech v roce 2014 dosahovala v Praze 55 600 Kč/m2. Oproti tomu, průměrná nabídková cena bytů v developerských projektech na konci roku 2014 činila 63 200 Kč/m2. Rozdíl mezi transakčními a nabídkovými cenami dosahoval 12 %. • Nejvyšší průměrné transakční i nabídkové ceny bytů v developerských projektech bylo možné nalézt v městských obvodech Praha 1 a Praha 2. V Praze 1 dosahoval rozdíl mezi transakčními a nabídkovými cenami nejvyšších hodnot, a to 22 %. • Nejmenší rozdíl cen bylo možné v roce 2014 sledovat v městských obvodech Praha 6 (4 %), Praha 2 (8 %) a Praha 10 (9 %). • Průměrné transakční ceny v městských obvodech Prahy 7 a Prahy 8 překračovaly ceny nabídkové. • Z pohledu dispozičního řešení bytů bylo v roce 2014 největší rozdíl mezi transakčními a nabídkovými cenami možné nalézt u velkometrážních bytů.

První poločas developerského závodu roku 2015

NABÍDKA A NABÍDKOVÉ CENY - První polovina roku 2015 byla mimořádná a rekordní. Počasí mělo rekordní počet tropických dnů a zdá se, že tomuto trendu se nepodařilo uniknout ani pražskému developerskému trhu. Trh směřoval k rekordním prodejům, urychlovaly se plány developerských společností a vytvářely se týdenní rekordy v prodeji (115 bytů). Byty mizely raketovou rychlostí a přepisovaly se půl roku staré historické rekordy. Je patrné, že pražský rezidenční trh funguje vyrovnaně a zdá se, že i s dobrou perspektivou na další období. Zatím se nejeví ani známky přehřátí a ani zmražení.
